Behind the guest-facing front, a hotel is a machine — back-of-house circulation, kitchens and stores, housekeeping and laundry flows, staff routes that never cross guest paths, plant and servicing, and a room mix and floor plate that earn their keep. We design to the operator’s model so the building is efficient to run, not just beautiful to arrive at.

Consultation & Portfolio
A hotel commission begins with a conversation about the brand, the operator, and the site — not a quote. We meet the developer and the operating team, understand the room count, the positioning, and the guest the hotel is built for, and test what the site can deliver before any design begins. An architect’s fee is agreed as a percentage of the construction cost (the GIA publishes a fee scale as guidance) or as a staged fee for the design work — known up front, and separate from the cost of the building itself, which comes from a Bill of Quantities once the design is set.
